Hilton Head Island, S.C. (PRWEB) February 07, 2012

Lists of the world?s best golf courses are nothing new. In fact, they are more than 40 years old. But at long last, there is a truly new, truly innovative compilation of the greatest courses in the U.S. and the World.

It comes from LINKS Magazine?and you!

The LINKS100, which debuts in the Winter issue of the magazine, is the first accounting of top courses to harness the power and scope of the Internet to allow every golfer to have a voice. Anyone can participate and the results are updated continuously.

Interested parties around the world are invited to log onto LINKSMagazine.com to create their own personal rankings of the best courses they?ve played, which they?ll be able to add to and refine whenever a new course is played. And every time an individual list is changed, it will be tabulated into the LINKS100, with the results updated and reported on the LINKS site.

Once an individual saves his or her list online, the LINKS100 system enables them to match lists with other voters around the globe and find the people whose rankings are most similar to their own. Within the site there will also be an area for posting comments, photos?even videos?and comparing notes on courses played.

LINKS100 is the brainchild of George Peper, who created the first true list of ?Top 100 Golf Courses in the World.? In 1979, while Editor of GOLF Magazine, Peper unveiled the first ranking of the globe?s greatest. But like all such lists at the time, it was the product of a limited few voices and rarely changed.

This new system provides living, breathing rankings that have the capacity to recalculate in real time. Not only will the LINKS100 be constantly updating, it also will show the 10 Hottest and Coldest courses, the courses moving up and down the lists most rapidly at any given moment.

The list that appears in the Winter issue of LINKS is the baseline, voted on by more than 100 golf aficionados and a panel of experts including architects, writers, and well-traveled golfers from around the world. But this snapshot is a ?moment in time? and just the beginning. As soon as golfers begin entering their own Top 100 ballots, the rankings will begin to change.

Besides appearing online and in the magazine, the LINKS100 will have its own Facebook page (under ?LINKS100?) and Twitter account (@linksonehundred) where golfers can follow the list?s ups and downs.

To begin filing your own list, go to LINKSMagazine.com.

(PRWEB) February 03, 2012

Security America Mortgage, Inc. recently announced released the VA Loan calculations on YouTube to grow the knowledge base for American Veterans and Military War Heroes who are purchasing a home in 2012. The VA home mortgage company also launched an additional ?VA Home Loan? websites. These changes were done to reflect more location specific challenges coming this year. With a proactive and supporting role, Security America Mortgage, Inc. announced the 2012 calculation changes to all of their connected military members in Florida as well as launching new location websites that support the need to spread the word to all military service members about how the VA Purchase in Florida will be affected.

For example, as of January 1, 2012, the Department of Veteran Affairs changed a few of their standards for how calculations can be made to VA loans by lenders, which are the methods used to calculate the VA loan maximum amounts/minimum amounts. But what will these changes really mean for veterans and active duty military members who are ready to buy a home using a VA Loan in Florida? It means that Veterans buying a home in cities like Miami, Orlando, and Tampa will need to re-learn what to expect (and how much they can receive) from their VA Home Loan.

The VA Home Loan experts take a unique approach to showing how much better VA Loan amounts will be in the year going forward by reminding military members how easy buying a home can be with simplified examples of the VA Loan Process and VA Refinance.

The good news is that the loan amounts are funded by lenders, like Security America Mortgage, Inc., and the amounts are all calculated by the mortgage company ? not the VA. The VA only insures the VA guaranty loan up to a certain amount ? which is kind of like a ?promise? to the lender to pay a home loan for a veteran if they ever default on a loan for any reason. For expert mortgage companies like Security America Mortgage, Inc., who specialize in VA loan and Real Estate services for Florida home buyers, they can still offer VA loans that provide the lowest rates possible in 2012. Since the 2012 VA loan calculations do not alter the great VA benefits, VA loans can still be obtained by eligible members in order to:

1. Purchase or build a new home

2. Purchase a residential condominium unit

3. Purchase a residential cooperative housing unit

4. Repair, alter, or improve a residence owned by the veteran and occupied as a home

5. Refinance an existing VA or conventional home loan

6. Buy a manufactured home and/or lot

7. Install a solar heating or cooling system or other energy-efficient improvements

The 2012 calculations also make it easier for Security America Mortgage, Inc. provide better Florida VA loan services to pre-approve VA home and refinance loans for military members buying a home in Florida cities like Miami, Orlando, and Tampa. In fact, there are actually the three different VA Refinance options available for military individuals who want to save money by lowering monthly mortgage payments significantly.

The Florida VA Refinance Loan options are as follows: VA Loan Refinance Option #1 – VA Streamline Refinance – Interest Rate Reduction Loan (IRRL), VA Loan Refinance Option #2 ? ?Cash-Out? or Debt Consolidation Refinance, VA Loan Refinance Option #3 – Conventional to VA Refinance Loan.

Wilmington, NC (PRWEB) November 25, 2011

BurlingtonMortgage.biz reports that mortgage rates have been largely unchanged throughout the month of November with home loan pricing hovering just above the record low levels reached in early October. Mortgage lenders are responding to increased demand for US Treasury Bonds with extremely competitive mortgage pricing. On November 17th, 2011 30 year mortgage rates as low as 3.625% (Points: 1, Fees: $ 1995, APR: 3.789%, Lender: AimLoan.com) were posted on BurlingtonMortgage.biz. Advertised 15 year mortgage rates went as low as 2.875% (Points: 1.727, Fees: $ 1995, APR: 3.273%, Lender: Amerisave Mortgage Corporation.)

Sustained low mortgage pricing was also reported by Freddie Mac, a government sponsored enterprise that purchases residential mortgage loans in the secondary market, in its weekly Primary Mortgage Market Survey(R). In the report published Thursday, November 17th 30 year fixed rate pricing was shown to average 4.00% during the previous week (0.7 points), up just 0.01% from the report one week earlier. The average 15 year fixed mortgage rates also rose 0.01% to 3.31% (0.7 points.)

The average 5/1 ARM pricing also changed by just 0.01%, but fell that amount to 2.97% (0.6 points.)

“We continue to see a high volume of homeowners refinancing and taking advantage of these incredibly low mortgage rates,” said Shaun Hamman, VP of Residential Lending at American Financial Resources, a National mortgage lender. “Lots of people are choosing to move to a 15 year loan. They’re often surprised to see that their payment doesn’t go up as much as they might think, and the interest savings are so substantial it can make a huge impact on their overall net worth down the road,” he continued.

Chester, NJ (PRWEB) February 01, 2012

People who live on busy suburban or rural streets know the scenario: They stand in the roadway retrieving their mail while traffic whizzes past. It?s a scary and dangerous situation, particularly in bad weather and especially for children.

Anyone who has wrestled with a bundle of catalogs in the half light of a winter afternoon while keeping one eye on an approaching SUV has probably thought, ?there has to be a better way to do this.? And now, thanks to the creative thinking of a young New Jersey inventor, there is.

Reed Holmes of Chester, NJ, was in the fifth grade when he decided to take on solving a perennial problem ? the frequent loss of his family?s mailbox to passing snow plows ? as his project for a class assignment on inventing. The result of his creative thinking was brilliantly simple and economical: a mounting bracket that uses an inclined turntable to allow the mailbox to be turned completely around, then automatically returns it to its original position.

When Reed and his dad Keith Holmes, co-owner of the popular Redwoods Grill and Bar in Chester, installed the first prototype on the family?s mailbox, they quickly recognized that the device provided an even more important safety benefit. The rotating bracket allowed them to get the mail without going into the street. They simply turned the mailbox around, removed the mail and released to swing back into its regular position facing the street.

And the newly installed SpinMail bracket also fulfilled its original purpose equally well. Since installing it, the family?s mailbox has survived three winters without any snow plow damage.

The invention was ingenious enough to earn Reed top honors among over 600 New York area competitors for a spot on ABC Television?s ?American Inventor? series. Reed went on to appear on the program, though he did not take the top prize in the nationwide contest.

With the help of engineer friends and a local machinist, Reed has continued to refine his basic concept to develop the design that has now been patented as SpinMail. Now a college student majoring in entrepreneurial studies, he has also ordered the first production run of the SpinMail device and launched a website, http://www.spinmailbox.com, to begin selling this ?better mailbox? nationwide, in part to finance his college education.

The all-steel bracket fits virtually any standard mailbox and can be easily installed in a few minutes using only a screwdriver. With an introductory price of $ 24.95 (plus shipping), the SpinMail bracket system is available for purchase at http://www.spinmailbox.com.

For more information, contact Reed Holmes by e-mail, info(at)spinmailbox(dot)com or call Keith Holmes at (908) 698-2023.

Carsbad, Calif. (PRWEB) November 17, 2011

In a national survey of its current clients actively considering or navigating through the foreclosure process, YouWalkAway.com, a leading foreclosure agency that helps people understand and manage the foreclosure process, revealed that 35 percent of those surveyed indicated that the Mortgage Debt Relief Act expiration date of December 31, 2012 contributed to their decisions to walk away sooner rather than later from their property.

The Mortgage Debt Relief Act relieves former homeowners of their obligation to pay taxes on the difference between their loan amount and the amount their property fetches through short sale or at auction after foreclosure. The foreclosure process takes, on average, one year from start to finish.

?The survey results are not surprising; YouWalkAway.com has seen a number of homeowners reach out to us due to the impending 2012 deadline,? reports Jon Maddux, CEO of YouWalkAway.com. ?Many are deciding to begin the foreclosure process sooner rather than later in order to ensure their foreclosure is complete by the end of 2012.?

To avoid a large tax hit and protect his family through the Debt Relief Act of 2007, YouWalkAway.com client Robert Applebee of Homestead, Fla. began the strategic foreclosure process in June 2010. He has an $ 184,000 mortgage from Bank of America on a home that in July 2011 was appraised at $ 49,900. Most recently, Bank of America refused a $ 55,000 short sale offer on Applebee?s home. If Applebee?s property were to fetch $ 75,000 at auction, he would have to add $ 109,000 to his net income and pay income taxes based on this amount if his foreclosure process is not completed by the end of 2012 and the Mortgage Debt Relief Act is not extended.

The Mortgage Debt Relief Act was created to protect homeowners who are foreclosing on principal residences only and who have never refinanced by taking out a home equity line of credit. The Internal Revenue Service states that The Mortgage Debt Relief Act of 2007 generally allows taxpayers to exclude income from the discharge of debt on their principal residence. Debt reduced through mortgage restructuring, as well as mortgage debt forgiven in connection with a foreclosure, qualifies for the relief.

?Today, about 80 percent of the people who come to me inquiring about foreclosure tax ramifications qualify for tax relief under the Mortgage Debt Relief Act,? states Cheryl Gerhardt, a CPA who has worked with some YouWalkAway.com clients. ?These are usually people who purchased during the height of the market from 2005 to 2007 and never had the opportunity to take out a second, whereas a few years ago clients who were getting foreclosed upon had made purchases in the early 2000?s, took out a home equity line of credit and could not qualify.?

Gerhardt continued, ?More 2005 to 2007 buyers are realizing they may be better off walking away from their home, but only once they start to think about this do the start to considering all the factors, including taxes. I believe there are many of these buyers who do not know they need to act soon because of the approaching expiration of the Mortgage Debt Relief Act.?

Additional results of the YouWalkAway.com survey indicate that 78 percent of the respondents were walking away from their primary residence. Of those, at least 76 percent would qualify for relief under the act. When asked whether they knew about the Mortgage Debt Relief Act, most of the respondents said they contacted YouWalkAway.com because they had heard about the act but were seeking additional information.

Maddux adds, ?The potential protection afforded by the Mortgage Debt Relief Act is not common knowledge. Potentially millions of people will find themselves stuck with a huge tax bill after foreclosure if the government doesn’t renew the Debt Relief Act at the end of 2012 or if they don?t finalize their foreclosure by that date. The bill may well expire, like when Congress chose not to renew the home buyer?s tax credit.?

A YouWalkAway.com client who wishes to provide only her first name, Gabrielle, is walking away from her Los Angeles home because she is upside down on her mortgage by $ 130,000. ?The expiring Debt Relief Act prompted me to act now,? she said. ?I’m in an adjustable rate mortgage, so the monthly payment is quite low, and I like living here, but staying is financially risky, especially not knowing where rates will be in five to ten years.?

According to the Lender Processing Services Mortgage Monitor, over four million home loans are 90 days or more delinquent or in foreclosure as of November 1, 2011.

YouWalkAway.com surveyed 2108 individuals and received 518 responses for the above-referenced survey.

Mexico, Missouri (PRWEB) January 31, 2012

Arch Enterprises recovers and refines Platinum Group Metals (PGMs) including platinum, palladium and rhodium from chemical catalyst applications. The precious metal refiner works with variety of markets that have the need to recover and refine chemical catalysts including automotive, pharmaceutical, and chemical manufacturing facilities.

?We work with large and small companies that have industrial chemical catalysts and don?t want to wait up to 23 weeks for a return,? said Stacy Slater, national sales manager for Arch Enterprises. ?Some PGM refining operations work only on their terms and can be difficult to contact and inquire about PGM shipments.?

Arch Enterprises? turnaround time on PGM shipments can be little as 10 days. The company can handle large and small volumes of material on a regular basis, but recommends sending at least 10 ounces or more of PGMs in one shipment. Arch can help arrange freight for companies that have a large amount of material or special shipping instructions.

?Our facility is ideal for working with customers to refine PGMs. You will always get a real person answering the phone about your shipment. And since we have been in the business for over 13 years, we have the expertise and contacts to refine industrial chemical catalysts that can be difficult for less experienced and smaller refiners,? said Stacy Slater.

In addition to refining PGMs from chemical catalysts, Arch refines palladium and platinum wire, EP catheters, and other metals. Arch works with automotive, pharmaceutical and chemical manufacturing companies around the nation to recover and refine PGMs. The company also maintains an A+ rating from the Better Business Bureau. Free estimates are available from Arch Enterprises over the phone at 800-835-0478 or on their contact form at http://www.archenterprises.com.

About Arch Enterprises

Arch Enterprises is one of the nation’s leading precious metal refineries. Located in the heart of Missouri, Arch Enterprises became incorporated in 1997 and provides recovery services for all scrap precious metal materials including gold, platinum, silver, palladium, rhodium, iridium and ruthenium. Arch Enterprises performs extraction services for the photo, medical, dental and jewelry industries but also works with consumers on a regular basis to recover metals from old coins, flatware, jewelry and other decorative pieces. Chemical manufacturing and plating companies also rely on Arch Enterprises, as one of few precious metal refineries in the U.S. that offers recycling services for metal-containing chemical catalysts. For more information about Arch Enterprises or to receive a quote for metal refining services, visit http://www.archenterprises.com or call 1-800-835-0478.

In recent years, Out-of-Home companies have adjusted to technological change and have made investments to be more accountable and flexible. As Out-of-Home companies look towards dynamic digital solutions they will need to make strategic decisions on significant capital expenditures that will transform their service offerings, enhance the consumer experience and offer quantifiable results. The recently growing medium of hyperlocal proximity marketing is a cost-effective solution to extend advertising reach, offer highly measurable mobile campaigns and grow profitability.

?A hyperlocal proximity marketing solution is a natural extension to Out-of-Home networks. At Proximus Mobility, we have received an overwhelmingly positive response from key decision makers in the Out-of-Home space,? stated Michael Zeto, CEO of Proximus Mobility, a location based proximity marketing software company. ?Our solution resonates with C-level executives as it offers these Out-of-Home advertising companies the ability to further engage consumers with interactive mobile content, to customize consumer experiences based on previous interactions and also allows them to add a new revenue stream while strategically managing expenditures. Proximity marketing is a viable and measurable value add to Out-of-Home ad clients,? said Zeto.

Out-of-Home networks aim to reach consumers when they are on the go and in the mindset to buy. Integrating a mobile proximity marketing solution into their existing portfolio of services will enable traditional, digital, kiosk and other Out-of-Home outlets to:
